Tahoe Leisure Homes, Lake Tahoe - San Francisco , CA

Senior sales and marketing executive for pioneering (1983) high-end fractional project in Lake Tahoe and single family homes in ski and lakefront locations of 3,000 to 4,000 s.f. with individual four-wheel drive vehicles, boats and exquisite furnishings. Also did urban condo in mid-city San Francisco . Prices ranged from mid $100s to $300s for 1/7th interests.

Christie Club - Steamboat Springs , CO

Orchestrated the turnaround of this high-end fractional located in Steamboat Springs , Colorado in 1999-2000. Worked with the institutional lender to revitalized the ongoing marketing and sales programs to re-ignite sales and complete sellout nine months ahead of projections. Prices ranged from mid $100s to $290s for 1/7 th interests.

Four Seasons Residence Club - Aviara, Carlsbad , CA

Consulting included orchestrating the start of this now PRC from a base of timesharing for Four Seasons Hotels and Resorts. Started as highest priced timeshare worldwide. The developer later converted the same product to a Residence Club and expanded to other locations in Scottsdale , Arizona , and Punta Mita , Mexico . Prices now range in mid $200,000s.

Reunion - Orlando , FL

Prepared Business Plan for 2,000-acre hotel/fractional mixed-use project. Varied price segments and multiple locations with land mass. Full economic analysis. Branded hotels and signature golf.

The Irvine Company, Irvine , CA

In concert with Ragatz Associates, worked on conceptual plan for the entry of The Irvine Company into high-end fractional development on certain holdings and locations.

Four Seasons Residence Club - Troon North, Scottsdale , AZ

Assignment involved writing the initial market plan and project feasibility study for this sequel Four Seasons project with strong golf orientation in a highly competitive market.

Enchantment Resort - Sedona , AZ

Prepared a comprehensive fractional product Business Plan for this high-end, mixed-use resort and spa in Sedona , Arizona in 1999. The plan was anchored by an upscale hotel with clusters of 3,500 s.f. single-family homes in a fractional offering. The hotel ADR was in the $350-400 range with extensive group business. Plan called for full sales integration with the hotel and spa.

Ritz-Carlton - Cabo del Sol, Cabo San Luca , Mexico

Prepared a comprehensive product Business Plan for this potential high-end mixed-use resort and spa in Baja , Mexico for Grupo ICA, Ritz Carlton master franchisee for Mexico . The plan was anchored by an upscale hotel with condo clusters in high-end design and closely integrated with the hotel component. Planning was halted with devaluation of the Mexican peso in 1994.

Hyatt Mountain Lodge - Beaver Creek , CO

Consulting assignment in pricing and seasonality for this branded fractional entry into upscale prestigious skiing environment. Worked in concert with marketing and sales team in program review and evaluation. Engaged as kick-off speaker at internal sales launch of project. Fractional prices for this 53-unit project are in the $100,000+ average range for a 1/20th fraction of varying composition.

The Bay Club - Big Island , HI

Prepared Preliminary Business Plan for insertion of high-end fractional component as extension of established quality timeshare product with additional amenities and an oceanfront parcel added to the equation.

Eagle's Dance - Park City , UT

Prepared Preliminary Business Plan for creation of 25 single family 4,000 s.f. residences in The Canyons amid intense activity in a variety of vacation ownership type properties. These are log cabin residences. Handled concept planning, hybrid product development, and amenity package elements. Prices for 1/7th intervals were planned for the $300,000 range.

Brazilian Court - Palm Beach , FL

Prepared a Business Plan for the conversion of this upscale hotel (Member of Preferred Hotels of the World) as a fractional offering. The contemplated offering involve d total recasting the room configurations, but retaining internal retail space and amenities.

Argenta - Solitude, UT

Developed the Business Plan and assisted the developer in all aspects of the conversion of a 46 room inn into 21 high-end fractional units. The developer owns the ski facilities and has an excellent benefits package opportunity. Worked with architect on unit design; interior designer on unit finishes and furniture issues, developed the Marketing and Sales Plan, recruited/trained the sales team, and set up administrative and information technology systems.

Pueblo el Custodio - Nayarit, Mexico

Prepared Business Plan for launch of hotel mixed-use vacation community with condos, single family homes, and varied upscale fractional products in a 700 acre oceanfront environment. Golf and marina amenities included in master plan. This project will have a flag hotel and be one of the largest scale, private stand-alone vacation projects in Mexico when fully developed.

River Club - Telluride, CO

Assumed management control of this floundering high-end fractional resort located in Telluride, Colorado for the institutional lender. Redesigned the marketing and sales programs, completed unfinished development and construction for the resort and reorganized the property management team. Stabilized the project administration, revitalized the furnishings program, and supervised the completion of promised amenities. This was a unique interval mix with two to five week packages.

Kauai Fractional Project (Unnamed) - Kauai , HI

Worked with Ragatz Associates on initial feasibility and recommendations for a high-end fractional project on the Island of Kauai . This project will be over 100 units with beachfront exposure. The project will be developed by a trust for one of the original family estates on this Hawaiian Island .
